PURCHASING A NEW HOME IS ONE OF THE BIGGEST PURCHASES YOU WILL MOST LIKELY MAKE AND CAN BE STRESSFUL IF YOU DON’T KNOW THE STEPS TO A SUCCESSFUL PURCHASE.
HERE ARE 6 STEPS TO BUYING A HOME STRESS FREE!
STEP 1: GET PRE-APPROVED
Getting pre-approved allows you to determine the amount you can qualify at for your new home. I have access to over 20 lenders, allowing me to find the very best product and rate for you.
STEP 2: START SEARCHING
For most buyers, a realtor is the key to finding a new home. Other ways include word of mouth or by checking sites such as realtor.ca, saskhouses.com, or local builder sites. Drive around the neighborhoods that interest you and look for “For Sale” signs. These properties may not be listed with a realtor or on saskhouses.com. Using a realtor is the easiest way to purchase a home. They look after all of the details and help you through the process.
STEP 3: MAKE AN OFFER TO PURCHASE
After you have found the home you want to buy, you need to give the seller an offer to purchase, a legal document outlining the amount you are offering for the purchase, the date that you need to have your finances in place, the date you would like to take possession and any conditions on the sale, such as a satisfactory home inspection report, a property appraisal and/or sale of your current home. You will also need to provide a deposit to be held in trust until the deal has been completed. The deposit amount forms a part of your down payment and closing costs. The seller can accept your offer, or can counter your offer by asking for a higher price and/or a different closing date and/or different terms. You can accept the counter offer or you can counter the counter offer. If the seller accepts the counter offer, the deal is concluded. If the counter-offer is not accepted and you can’t agree on the conditions, the sale does not go through and your deposit is returned to you.
STEP 4: FINALIZE YOUR FINANCING
Once your offer to purchase has been accepted, your mortgage broker turns your pre-approval into a live deal. I prep your application and send it off to the lender for final approval. The lender will verify your information (income and down payment) and evaluate the property. I will go through all the options of your mortgage with you and together we will choose the best lender, product and rate for you.
STEP 5: CLOSING DAY
This is the day that you receive legal possession of your new home. You will have met with the lawyer previous to this day when you have paid the remainder of your down payment plus the closing costs (such as lawyer fees, land title fees and possible some property tax). Your lawyer will see that the seller is paid, the property is registered in your name and will give you the deed/possibly the keys to your new home. Sometimes the realtor will give you the keys with confirmation from the lawyer that the deal is complete.
STEP 6: MOVING
This is the time when it is the most exciting. Whether you choose a mover or choose to do it yourself, that is up to you. It is a bit of a process, but with a mortgage broker it should be stress free. With my access to great rates and my accessibility, your experience with purchasing a home should be a happy one.
